Signs It's Time to Replace Your Roof

Most asphalt shingle roofs last roughly 20 to 30 years, depending on the shingle, the ventilation and the weather they face. Along the Jersey Shore, salt air and storms can shorten that range.

Watch for shingles that are curling, cracked or missing; bald spots where granules have worn away; granules collecting in your gutters; and dark streaks or moss that keep coming back. Inside, look for water stains on ceilings, daylight showing through the attic boards, or a sagging roofline.

A single leak doesn't always mean a new roof. Localized damage from a branch or a flashing failure can often be repaired. Widespread wear across the whole surface usually cannot.

The only reliable way to know is an inspection. We check the surface, the flashing, the ventilation and the attic, then give you a written assessment of repair versus replacement — with no pressure either way. Roofing work is performed by appropriately licensed professionals or approved partners.
